These terms apply both to consumers enquiring about property for their own purposes and to professional partners such as agents, introducers and advisers.

Savoca Capital introduces and facilitates property opportunities. We market and present developments on behalf of developers and vendors, provide information and materials, and help coordinate the purchase process between you, the developer and your chosen professional advisers.

We are not the seller of any property and we are not a party to any reservation, contract of sale or lease. Contracts are entered into directly between you and the developer or vendor on their own terms.

Savoca Capital is not authorised or regulated by the Financial Conduct Authority and does not provide regulated financial advice, investment advice, mortgage advice, tax advice or legal advice. Nothing on this website or in any material we provide is a personal recommendation.

You must obtain your own independent legal, tax, mortgage and financial advice before reserving, exchanging on or completing a property purchase.

All property information, availability, plot and unit details, pricing, specification, floor areas, service charges, ground rent and payment structures are provided by developers or vendors and are subject to confirmation and to change without notice.

Property details, specifications, computer-generated images, plans and projected rental figures are illustrative and may change. Images and renders are indicative of the intended finish and are not a representation of the completed property.

Nothing on this website constitutes a contractual offer to sell a property or an invitation capable of acceptance. A binding agreement arises only on exchange of contracts with the developer or vendor.

Rental income, rental yields, occupancy levels and capital growth figures shown on this site or in our materials are projections or indicative estimates only, provided by developers or drawn from third-party research. They are stated gross unless expressly described as net, and they are not guaranteed.

Actual returns depend on factors outside our control including market conditions, interest rates, void periods, management and letting costs, service charges, taxation and the performance of the property and its manager. Property values can fall as well as rise and you may get back less than you invest.

Off-plan property carries additional risks, including construction and completion risk, delay to estimated completion dates, changes to specification, developer insolvency, changes in market value between exchange and completion, and the need to have funding in place at completion.

Deposits paid may be at risk depending on the contract and the protections in place. You should ask your solicitor to explain the specific protections applying to any purchase.

Portal access is granted to approved partners only. Login credentials are personal, must not be shared, and may be withdrawn at any time. Material within the portal, including pricing, availability and developer information, is provided in confidence for the purpose of introducing clients.

All text, imagery, branding and materials on this site belong to Savoca Capital Limited or its developer partners and may not be reproduced without permission. You must not misuse the site, attempt to gain unauthorised access, or use it for unlawful purposes.

We take care to keep information accurate but the website and our materials are provided for general information. To the fullest extent permitted by law we exclude liability for any loss arising from reliance on information on this site, from inaccuracies in information supplied by developers or third parties, or from the acts or omissions of any developer, vendor or adviser.

We are not liable for indirect or consequential loss, or for loss of profit, rental income, anticipated return or opportunity. Where we are found liable, our total liability is limited to the remuneration we actually received in connection with the relevant transaction.

Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for any liability that cannot lawfully be excluded. If you are a consumer, your statutory rights are not affected.

These terms are governed by the law of England and Wales and are subject to the exclusive jurisdiction of the courts of England and Wales. We may update these terms from time to time; the version published here is the current one.
